Pre-listing Inspections
A pre-listing home inspection is a home inspection that is performed by the current owner before they list their property. Essentially, a Seller hires and pays for a professional home inspector to provide a written report of the condition of their house (inside and outside) and then may choose to make the report available to potential buyers.
Pre-purchase Inspections
A pre-purchase home inspection is a home inspection that is performed by the buyer, usually as a condition on a purchase, after an offer has been accepted. Essentially, a buyer hires and pays for a professional home inspector to provide a written report of the condition of the house (inside and outside). This is the most common type of home inspection.
Walk-through Inspections
A walk-through home inspection is typically performed at the time a prospective buyer is first viewing a property. Most home inspectors do not recommend these inspections since the scope and time to perform the inspection is often too limited. And with a limited scope, many key elements could be missed.
